Learn More About the Water Before You Buy that New House.

Whether you’re buying your first house, investment property, family home, or looking at renting a property, it is essential to research the water before or right after your purchase. However, you need an experienced, certified water treatment professional to facilitate the testing and offer solutions that are unique to your home’s water quality and quantity needs.

Knowledge is power!

Buying a property and moving is an important decision full of surprises. It is important to know all you can about your water’s quality and volume of usage. You don’t want to be caught off guard when dealing with a stained white shirt after it goes through the wash OR running out of water because your well isn’t deep enough for your family’s usage needs.

How is water supplied to the property?

There are two main sources of water for property: domestically supplied water and private supplied water. 

Domestically supplied water is a water system regulated by the Federal Safe Drinking Water Act (SDWA) and is supplied to properties and homes via a distribution system.  Domestically supplied water must meet standards and guidelines set by regulatory agencies, such as the Environmental Protection Agency and the Wyoming Department of Environmental Quality.  Domestic suppliers are required to provide an annual drinking water quality report.  Find your local supplier and request a copy.  Click here to read or download the Sheridan 2017 Annual Drinking Water Quality Report.

Privately supplied water typically comes from groundwater via a well or spring.  A few properties in our area do get their water from surface water.  Private water wells are the responsibility of the owner to ensure they are safe for domestic use.  If you are looking at a property with a well or spring, find out as much information about the water source as possible. Some questions to ask include:

  • When was the well drilled and are there any well logs? You may be able to get this information from the State Engineer’s office.
  • How much water does the well or spring have?
  • What is the total depth of the well?
  • What is the static water level?
  • What is the pump capacity?
  • What is the depth of the pump?
  • Is there a cistern for water storage?

Quality Over Quantity

Now that you know about the quantity of water available on your property, more importantly, how is the quality of the water? Below are some questions a certified water treatment professional will ask?

  • Has your water been tested for bacteria recently?
  • Does your water have any odor or funny tastes?
  • Is there any staining on existing fixtures in the house?
  • Is there any water treatment equipment already in the home? If so, why it is in there and what the expenses are for maintaining the equipment?
